All professions including surveyors / valuers can make mistakes.
When things have gone wrong, caused by your surveyor's / valuer's
negligence, it may not be easy for them to admit it and settle with
you for insurance reasons. For example undervaluing property for
sale, belonging to an individual or company, or overvaluing property
you have purchased possibly because the property is worth considerably
less due to local problems such as flood risk, planning or building
regulations problems, or structural defects were not spotted.
Trying to sort out the problem on your own can be stressful, time
consuming and the financial risks of dealing with it, without independent
legal advice, can be considerable.
You may have complained to the Royal Institute of Chartered Surveyors,
(RICS) but have not got far in obtaining redress.
No criticism is intended of the R.I.C.S. It does not generally
try to substitute the judgment of the Courts or prejudice a solicitor's
insurance company's right to defend their insured.
You may risk being out of time to recover compensation, if you
delay seeking independent legal advice or your compensation may
be reduced or disallowed if you have not taken appropriate steps
to, "Mitigate your loss." A solicitor can help you with
what actions to take.
If you are in this position, you may not appreciate the full size
of your financial loss and potential compensation recovery, unless
you have taken experienced legal advice. Your property may be difficult
to sell without a large loss in the future. It is best to take advice
quickly before the evidence is destroyed.

a joint mistake by your former solicitor as well as the surveyor/valuer.
